Because we work with local manufacturers, we can design and customize a home to meet your personal requirements.

Our designs are based on a house pack suitable for a timber floor piled foundation.

Standard house packs do not include materials for decking nor verandahs.

Stated prices are for the components of the house pack only and do not include any one site construction, nor transport costs.

We suggest you consult with your local builder/electrician/plumber for a comprehensive quote that takes your site requirements into consideration.

Modula Homes supplies fully compliant product, as certified under the Whangarei District Council building code. This may vary slightly between regions, but generally we can accommodate minor changes to satisfy consents.

Note: Single level buildings up to 30 sqm, designed by a professional engineer or licensed building practitioner, do not require building consents. All Modula Homes designs up to 30sqm are professionally designed to meet the building code requirements to qualify for this exemption.

The Studio

1 bedroom of 35m2. studio with bathroom and kitchen with cook top. Additional family space/teenage retreat or air bnb.

A 2 or 3 unit concept to accommodate the whole Family or joint ownership with friends or family. Available in designs and layouts to meet your needs. Main units can be 1 or 2 bedroom with adjoining CABIN or SLEEPOUT. You choose!

FAQ's

Council regulations?

A floor area of around 65m2 complies with the District plan requirements of many local councils for secondary dwellings, granny flats or home office. Your local council will advise you of specific requirements or we can develop a floor plan to meet your needs.

What is included in the flat pack?

When you purchase a flat pack home from Modula Homes Limited, we supply plans and all the major materials, then you take control of the construction process. Our flat packs include everything from frames, trusses, exterior cladding, internal partitioning. Kitchen and bathroom fittings come completely assembled, saving you time and money.

What does the buyer need to provide?

Site works, Council services, council consent, floor coverings, internal paint and finishing, heating.

What can a secondary dwelling be used for?

The possibilites are endless but include additional family accommodation, a granny flat, an air bnb, rental investment, home office
